The Building Regulations
The Office of the Deputy Prime Minister (ODPM) is responsible for Building Regulations, which exist principally to ensure the health and safety of people in and around buildings. The regulations apply to most new buildings and many alterations of existing buildings, whether domestic, commercial or industrial.
Building Regulations promote:- · Standards for most aspects of a building's construction, including its structure, fire safety, sound insulation, drainage, ventilation and electrical safety. Electrical safety was added in January 2005 to reduce the number of deaths, injuries and fires caused by faulty electrical installations · Energy efficiency in buildings. The changes to the regulations on energy conservation proposed on 13 September 2005 will save a million tonnes of carbon per year by 2010 and help to combat climate change · The needs of all people including those with disabilities. They set standards for buildings to be accessible and hazard-free wherever possible
The Building Regulations contain various sections dealing with definitions, procedures, and what is expected in terms of the technical performance of building work:- · Site preparation and resistance to moisture (Part C) · Resistance to the passage of sound (Part E) · Drainage and waste disposal (Part H) · Combustion appliances and fuel storage systems (Part J) · Protection from falling, collision and impact (Part K) · Conservation of fuel and power (Part L) · Access to and use of buildings (Part M) · Glazing - safety in relation to impact, opening and cleaning (Part N) · Materials and workmanship (Regulation 7)
Plans 4 building are well experienced in dealing with the technical design involved in submitting proposals to your local building control office. We will incorporate all necessary design, details and specification into your proposal to gain the required approval.
You should particularly bear in mind that complying with the Building Regulations is a separate matter from obtaining planning permission for your work. Similarly, receiving any planning permission which your work may require is not the same as taking action to ensure that it complies with the Building Regulations.
